When you’re looking to sell your home, one of the first questions you should ask is how much experience your realtor has. Ask agents about their recent house listings and find out how many homes they've sold. This will tell you if they can comfortably handle every aspect of the sale, from your home’s listing to its final closing.
Ask your realtor how that they plan to market your home. If your home is for sale it must be marketed correctly. Which means it must be viewed by the largest number of potential buyers. Most potential buyers find their homes online, so take a peek and see how your home is being listed. Are there good quality photos?
Ask your agent how they'll communicate with you. You will have a lot of communicating between you so a basic understanding of how they'll reach you is in order.
Make sure the agent selling your home can see your property through a potential buyer’s eyes. Ask your agent if they have experience working with buyers that are looking for homes in the same price range as your home is listed for. Knowledge of the mind of the potential buyer will make your agent a much better negotiator.
Find out how much your agent knows about home loans. Make sure your agent has a firm grasp of home loans because loan issues can ultimately make or break the sale.
Ask the agent about their sales stats. In other words, check the list to price ratio. This is the final sale price divided by the most recent listing price expressed as a percentage. If that percentage is over 100 then your agent’s homes sell for more than they are listed.
How long are the realtors listing on the market? If an agent’s homes are on the market for a short amount of time then the agent’s ability to price effectively and accurately is evident and they will handle the sale efficiently and quickly.
